The sealing materials we use are specified for the duct class, not the furnace model. That said, the most common setups we see in New York City are Guardsman furnaces paired with rectangular sheet-metal trunk lines in prewar buildings, or flex-duct branch runs in gut renovations from the 2000s forward. Both seal differently.

If you have the original install paperwork, look for the AHRI certificate number. That’s the fastest way to confirm the system configuration. If you don’t, we identify the duct class on site: metal gauge, joint style, and whether the existing sealant is mastic, foil tape, or nothing at all. For Guardsman systems specifically, we see a lot of factory-applied mastic that’s cracked at the takeoffs, mostly because the original install predates modern low-VOC mastic formulations that flex with thermal cycling. OEM Guardsman sealing components exist, but for most repair work we recommend a quality aftermarket mastic and UL 181-rated foil tape. The aftermarket options cure faster, cost less, and hold up to New York’s humidity swings as well as or better than the factory material.

  • Uneven room temperatures with the thermostat holding steady. Air is leaving the duct before it reaches the register. The camera usually shows a separated joint or a gap at the boot connection.
  • Dust accumulation on surfaces near the air handler, but not elsewhere. Return-side leaks pull unfiltered air from the mechanical room or wall cavity. The dust pattern tells us which side of the system is leaking.
  • Whistling or hissing from the ductwork when the blower ramps up. That’s air moving through a gap under pressure. Not always loud, but the camera finds it fast.
  • Higher heating or cooling bills without a change in usage. Conditioned air is ending up in the wall cavity or ceiling plenum instead of the living space. A 15 percent leakage rate on a New York City townhouse is not unusual, and the utility bill shows it.
  • Visible separation or staining at duct joints in an unfinished basement or crawl space. If you can see the joint, you can usually see the failure. Duct sealing is not a high-tension danger like garage-door springs or an electrical hazard like a panel swap, but it’s also not a caulk-gun-and-hope job. The safety issue here is respiratory and structural: sealing the wrong joint or using the wrong material means you’re either trapping moisture inside the duct or pumping sealant fumes through the living space. The materials matter, and off-the-shelf silicone caulk is the wrong material. It off-gasses, it doesn’t flex, and it fails within a season or two in New York’s freeze-thaw and humidity cycles.
