Fast, Reliable Air Duct Cleaning Across Wheaton

Air duct cleaning in Wheaton, MD typically costs $425-$780 for a full single-family home system, and for most houses in this area, the job takes about half a day. If you’re in a Wheaton garden apartment or condo, the work usually runs $275-$450 per unit, depending on the number of trunk lines and how much debris has accumulated. Call Tomas and the crew at (806) 606-6902 and we’ll walk you through exactly what your system needs, with a written price before we touch a single panel.

Call (806) 606-6902

We work Wheaton every week. We know the 1960s split-levels off University Boulevard, the garden apartments along Georgia Avenue, the original cape cods near Glenmont. The ductwork here isn’t like newer construction in Gaithersburg or Rockville. It’s older, often original, and it needs a different hand. That’s what we bring.

Why CleanRun Air Duct Cleaning Is Wheaton’s Preferred Air Duct Cleaning Company

Since 2013, we’ve documented every job we’ve done: written price before work starts, photo record of the inside of every duct run before and after we finish. That’s not marketing language. It’s Haven Standard Clause 1, and it’s been our operating rule since the first house we cleaned. In Wheaton, where so much of the housing stock still runs on the ductwork installed when Eisenhower was president, showing customers what’s actually inside their system is the only honest way to work.

Wheaton homeowners tend to do their research before they call. They’ve seen the $79 coupons. They’ve read the horror stories about bait-and-switch pricing. We answer that directly: no per-vent pricing, no add-on surprises, no “let’s see once we’re in there.” You get one written price per system, based on a walkthrough and a video inspection, before any work begins.

Tomas Reyes leads the team that works Wheaton. Our technicians are background-checked, uniformed, and identified by name before they arrive. We carry equipment from Rotobrush, Nikro, and Guardsman, so if you want to verify the tools we use, you can look them up yourself. And every job is covered by the 365-Day Done Right Promise: if the work isn’t right, we make it right. In writing, on every invoice.

Residential Duct Cleaning

Most Wheaton single-family homes fall into two categories: original 1950s-1970s builds that have never had their ductwork professionally opened, and newer renovations where a previous owner upgraded the HVAC but left the old trunk lines in place. Both need a full negative-pressure extraction, not a shop vac waved at a register. We clean every supply and return run, the plenum, and the main trunk, with a camera before and after so you see the difference.

Residential Duct Cleaning

Commercial Duct Cleaning

Wheaton’s commercial stock is dense: older office buildings along Georgia Avenue, retail spaces in Wheaton Plaza, restaurants in the Triangle district. Commercial systems accumulate grease, paper dust, and insulation particles faster than residential ones, especially in buildings that still run on the original duct-board trunks. We schedule around business hours and provide the same documented photo record we give homeowners.

Commercial Duct Cleaning

Supply Duct Cleaning

Supply ducts carry conditioned air into your rooms. In Wheaton’s cape cods and split-levels from the 1950s and 1960s, these are often original galvanized steel with seams that have pulled apart over six decades, letting dust and insulation fibers slip inside. We clean supply runs with a low-contact approach on older duct-board, because aggressive agitation on degraded material releases fiberglass particles into the air stream.

Supply Duct Cleaning

Return Duct Cleaning

Return ducts pull air back to the furnace, and in Wheaton they pull a lot: mature oak and cherry trees across the neighborhood drop heavy spring pollen, and that pollen loads return grilles within weeks. We see return runs with a visible gray-green coating inside, especially in homes where filters haven’t been changed regularly. Cleaning returns means getting the biological load out, not just the dust.

Return Duct Cleaning

Full System Cleaning

A full system clean covers everything: supply and return runs, both plenums, the blower compartment, coils if accessible, and the trunk line. For Wheaton homes that have gone decades without service, this is usually the right call, and it’s the service we recommend most often. We price it as one written figure for the whole system, per Haven Standard Clause 1.

Full System Cleaning

Video Inspection

Every CleanRun job includes video documentation. We don’t ask you to trust a vague claim about “dirty ducts.” We show you the inside of your return trunk on camera before we start, and we show you the same run after. The photo record is part of the standard job file, delivered with your written scope of work and your written warranty. If you want a Air Duct Cleaning look-see without committing to a full job, we can do an inspection-only visit and give you the footage.

Wheaton’s Housing Stock Demands a Different Approach

Here’s what we see in Wheaton that we don’t see in Bethesda or Chevy Chase. Those wealthier neighbors have torn down and rebuilt for the past two decades, so most of their ductwork is newer than 20 years. Wheaton is different. The residential core here was built out between 1950 and 1975: cape cods off Viers Mill Road, split-levels near Wheaton Regional Park, ranch homes along Arcola Avenue. Most of those original galvanized trunks and duct-board lines are still in service, 60-plus years later, with original duct wrap that has degraded into loose fiberglass shedding into the air stream.

Add to that Wheaton’s rental density. A significant share of the housing stock is garden apartment complexes from the 1960s and 1970s, and a lot of those units turn over every two or three years. Landlords rarely clean ducts between tenants. The result is a system that accumulates two or three tenants’ worth of debris: pet dander, candle soot, cooking grease, dust mites, and occasionally pest droppings. By the time a new tenant notices the airflow is weak or the bedroom smells stale, the contamination has been building for years.

That’s why Wheaton needs a different cleaning approach than the newer homes up Georgia Avenue. We’re not running the same aggressive agitation we’d use on a 2015 system in Germantown. On original 1960s duct-board, we use low-contact negative-pressure extraction, because the material is fragile at the edges and crumbles under standard tools. On galvanized steel with failing joints, we seal the runs properly during extraction so the suction doesn’t pull attic air and insulation into the system. And on garden apartments with shared ceiling plenums, we address the building-wide pathway, not just the one unit that complained.

Don’t reuse that framing for any other city. It’s specific to Wheaton, because Wheaton’s original ductwork is still here while the teardown wave hasn’t hit. That’s changing slowly, and newer builds are appearing near the Metro station, but the housing stock that defines this community runs on 60-year-old air pathways.

What We Found in a 1963 Garden Apartment off Georgia Avenue

What We Found in a 1963 Garden Apartment off Georgia Avenue

We got called to a Wheaton garden apartment complex for a single unit: tenant reporting musty odor from the ceiling registers, weak airflow, high electric bills. When we put a camera into the supply trunk, the first thing we found was a shared ceiling plenum: the building routes HVAC supply trunks through a common space above the hallway, shared by adjacent units. One unit’s ducts had a visible mold bloom inside the run, and because the plenum wasn’t sealed between units, the spores had seeded into the two neighboring units’ trunk lines.

We deployed a Rotobrush system with negative pressure and HEPA filtration, doing source removal on all three trunk lines, not just the unit that called. Then we replaced the degraded original duct wrap in the plenum itself, which was the pathway the contamination used. The property manager had never seen a photo record of ductwork before. That building now has a documented baseline for every unit’s air pathways, and the three affected units got their written price before we opened a single panel.

That’s not an unusual story in Wheaton’s older multifamily stock. Shared plenum spaces are common in 1960s and 1970s garden apartments, and they spread contamination in ways a single-family home never would.

Trusted Brands We Service in Wheaton

We work on systems built around equipment from Honeywell, Aprilaire, and older Carrier and Trane units common in 1960s Wheaton homes. We stock Guardsman access tools and Rotobrush cleaning heads for the specific trunk sizes we see in Wheaton’s original ductwork, which means we’re not improvising with the wrong tool for a 60-year-old duct-board line. If your system uses Honeywell filtration or an Aprilaire bypass humidifier, we know how those integrate with the duct runs we’re cleaning, and we won’t leave the filter housing full of the debris we just pulled from the return side.

Common Air Duct Cleaning Problems We See in Wheaton Homes

Technician using a vacuum hose for professional air duct cleaning services.
Common Air Duct Cleaning Problems We See in Wheaton Homes
  • Degraded duct-board edges in original cape cods. The fiberglass board used in 1950s and 1960s Wheaton homes loses its structural integrity over time. Edges crumble and release fibers into the air stream during cleaning if we’re not careful. We use low-contact tools and negative pressure to avoid turning a dirty system into a contaminated one.
  • Shared ceiling plenums seeding mold and debris between apartment units. In Wheaton’s garden apartments, HVAC trunks often run through common spaces above hallways. When one unit has a contaminated system, the air pathway can carry spores into neighboring units. We clean at the building level, not just the unit level, when the plenum is shared.
  • Restricted parking blocking negative-air machine placement. Many 1960s garden apartments in Wheaton were built before anyone thought about van parking close to building entries. Our negative-air machines need a sealed hose run from the van to the trunk, and when parking is 100 feet from the unit, longer hose runs lose suction unless properly sealed. We bring the right hose lengths and sealing hardware for these jobs.
  • Two or three tenants’ worth of debris in rental unit ductwork. Wheaton’s rental turnover is high, and duct cleaning between tenants is rare. We regularly pull out accumulated candle soot, pet hair, dander, and dust mite debris that predates the current tenant by years. The airflow improves immediately, and the odor often goes with the debris.

Pricing for Air Duct Cleaning in Wheaton, MD

A full single-family system in Wheaton typically runs $425-$780, depending on square footage, number of returns, and whether the trunk lines are original duct-board or metal. If you’re in a garden apartment or condo, the job usually runs $275-$450 per unit. A video inspection alone, without cleaning, runs $125-$200 and includes the before footage on camera. That’s not a teaser price. It’s the actual written number we put on paper before any work starts, per Haven Standard Clause 1.

What affects the price: the number of supply and return runs, the type of trunk material (duct-board costs more because it requires low-contact tools and often has degraded edges needing sealing), and whether there’s a shared plenum or multi-unit configuration. We don’t charge per vent. One flat price for the whole system, written, before we start. Call (806) 606-6902 and we’ll schedule a walkthrough with a written quote. Estimates are free.
